Thanks guys! Orlando Viking-Man, excellent advice. We need to fence along road, then trying to decide what to do next. Momma has already found a 22 ft camper she likes. I need to price the buildings and quick… Screw the Camper Bro... I got one too , 34 footer..2 slides.. Big ole thing. AC went out , Slides stopped working , Roof kept on leaking.. Half the time I went there I had to work on the Camper. Got a 26 by 32 Metal building with 10 ft; ceiling installed, and it was great. The Camper was sold and I could even park my CJ 5 Jeep inside when I was gone. Had a big workbench and a King size bed in my shop. Plenty of room. Take my advice...Screw the Camper

I had my Metal building come with a 12 foot overhang. Drywalled it , put in a shower stall and Bunk beds and now it's used for visitors. We used it for about 2 years. Now we call it the Bachelor Pad. Visitors don't work well in a Camper..unless your Swingers..

Nice! Not trying to be a Debbie downer but do you know anything about the area? Is hunting a big priority for you? Much research would be needed, not only real estate but on who the neighbors are. If just a place to chill looks awesome. I have relatives in Vidalia and would be happy to help you shorten the research curve if you want to pm me. They are good folks and I’m sure would be happy to chime in and give honest answers if they know them. Seriously, happy to connect. That’s a really short DD, I recommend at least getting an ALTA survey including mineral rights and complete title work. If you plan on wanting to build make sure you check the county zoning regulations and make sure you don’t need any geotechnical investigations. Unless of course you have cash to play with and it’s just something fun to do.

I can give some advice on the metal bldg if you plan on one. Buy one manf in the state you're going to erect it in. You'll have to get plans for the foundation were you're building. Structural engineers won't sign off on buildings out of state they didn't design. I know my stepson bought one from FL. He couldn't find anyone to do the plans. My boss wouldn't even do it and I did his drawings for over 20 yrs.

Is that where vidalia onions originated? Yes, the area has a unique soil type. The Vidalia onion is tested before being labeled certified Vidalia. A lot of sweet onions are not true Vidalia's.

I'm pretty sure we're going to take TRT's advice and go that route, Have some time to let it sink in, won't build before next spring/summer.
Excellent advice so far guys. You-all are hitting the buttons! No debbie downers, Any and all comments are welcome.
I do know folks up there - they know the guy who is selling and are gonna introduce us to what seems to be our closest neighbor.
I called and talked to one of the county guys - he said "this aint like Florida". Pretty much said all we need is a $25 building permit. Yes, we are gonna dig deeper but according to him, there is no zoning and are no impact fees or such. If you search for zoning you get code enforcement, so we'll be talking to them.
Gonna have the surveyor who did the original survey "update it" and mark the corners with 3-4 points along the lines for fencing. Think we found someone to replace the fence in along the road right away too (I'd do it but short on time).
As for geotech - I actually work for a geotech firm. Next time up I'm gonna do some hand augers and tag groundwater if it is within 5 feet, collect some soil samples for AG tests and some geotech stuff. Soil survey says the pasture areas are Tifton loamy sand 2%-5% slopes - well drained. Should bode well for a perc test. If we have to raise it, can do that downhill of the house so it won't be obviously mounded.
There is a "shallow well" (concrete culvert on end in the ground) - will plumb that next trip up there (in 3 weeks).
Steel building from in-state is what we were inclining towards mainly due to installation - will definitely do that. The foundation is basically a 4"-6" slab, will check to see if we should install a base or install footers. Steel building folks should know that. Also gonna ask for highest wind ratings we can get - forget if they are 140 or 170.
Title and deed work - agreed that we need to know about water and mineral rights.
The power poles stop right in front of the property, so that's a plus.
