This is pretty shocking, glad I'm not a first time home buyer right now! Now, Americans must earn roughly $106,500 in order to comfortably afford a typical home, a significant increase from the $59,000 annual household income that put homeownership within reach for families in 2020, according to new research from digital real estate company Zillow. www.cbsnews.com/news/salary-homes-how-much-you-need-to-earn-to-buy-a-home/Everything seems to have doubled! Not just the steak prices at the store.

I’m headed up to Gainesville in the morning to do a site visit for a proposed build to rent community. They are quite popular with the developers right now.

Wife recently got her real estate license. She says starter homes or fixer uppers are getting gobbled up, site unseen by out of state investors. And we live in a small town.

FWIW....sold a rental home right when the Covid scare happened(Feb-2020), I kick myself every time I look at the market value now. Could get another $200K+ today, and to compound that sold a villa rental in late 2021, probably could have gotten at least another $135K today. Had enough with renters at the time and got out.

Lifetime residents making decent wages are living at home(if lucky)or in literal warehouses. Something has to give, and I’m thinking it ain’t going to be pretty. If you are around for lunch, Caribbean Spice 13th st. And 23 ave. NW corner. Meat pies are excellent and the oxtail is great too. Once every couple weeks for 35 yrs good!

If you haven’t been here in a while you won’t recognize the place. It’s exploded over the last 5-10 years. Used to be a law nothing could be taller than the Seagel Building, that went out the window.

I get in town for a job every couple years and each time its pretty amazing how a place can grow so quickly. I was in town for a show at the Heartwood Soundstage a couple months back, and the downtown area (which I hadn't been to in at least a decade) was nearly unrecognizable. I'm leaving here in a few...
